We’re looking for a proactive and organised Property Manager to join our Residential Lettings team. In this role, you’ll manage a shared portfolio of residential properties, ensuring they are well maintained, compliant with current legislation, and delivering an excellent experience for both landlords and tenants.

Working closely with our Lettings Manager and trusted network of contractors, you’ll coordinate maintenance, resolve property-related issues, oversee compliance, and build strong relationships with clients. This is a varied and rewarding role for someone who enjoys problem-solving, thrives in a fast-paced environment, and takes pride in delivering exceptional customer service.

Key responsibilities

You’ll be involved across the full lifecycle of residential property management, including:

  • Manage the day-to-day operations of a shared portfolio of residential properties.
  • Build and maintain positive relationships with landlords and tenants, responding promptly and professionally to queries and concerns.
  • Coordinate maintenance and repairs, instructing contractors and ensuring work is completed to a high standard and within agreed timescales.
  • Carry out property visits and oversee mid-term inspections, following up on any actions required.
  • Manage contractor relationships to ensure reliable, cost-effective service delivery.
  • Monitor rent payments, support rent collection processes, and assist with rent guarantee claims where required.
  • Prepare property reports and maintain accurate records.
  • Ensure all properties remain compliant with current legislation and statutory requirements.
  • Manage rent reviews, tenancy terminations, final inspections, deposit negotiations, and dispute resolution.

What we're looking for

We’re looking for someone who is customer-focused, highly organised, and able to manage multiple priorities with confidence.

You’ll ideally have:

  • Previous experience in residential property management.
  • A good understanding of lettings and property management processes.
  • Experience managing maintenance issues, safety certificates, and statutory notices.
  • Excellent communication and relationship-building skills.
  • A professional and approachable customer service style.
  • Strong organisational skills with the ability to prioritise a busy workload.
  • The ability to work effectively under pressure and meet deadlines.
  • Excellent problem-solving skills and attention to detail.
  • A full UK driving licence and access to your own vehicle.

An ARLA qualification would be advantageous but is not essential.
