Assistant Property Manager (Residential Lettings)

Hemel Hempstead, Herts

About the role

Because great property management is about people, not just properties.

Are you someone who takes pride in keeping things running seamlessly behind the scenes — while building strong, trusted relationships along the way? Do you enjoy problem-solving, variety, and knowing that your work genuinely makes a difference to people’s homes and lives?

We’re looking for an Assistant Property Manager to join our residential lettings team in Hemel Hempstead. As part of the Property Management team, you’ll help manage a shared portfolio of residential properties, playing a key role in delivering a smooth, professional, and reassuring experience for both landlords and tenants.

This is a hands-on role where no two days look the same — perfect for someone who enjoys responsibility, autonomy, and being right at the heart of property management.

Key responsibilities

You’ll be involved across the full lifecycle of residential property management, including:

  • Managing day-to-day operations of a varied residential portfolio, ensuring properties are safe, compliant, and well cared for
  • Supporting landlords and tenants, building positive relationships and handling queries or issues with confidence and empathy
  • Coordinating maintenance and repairs, instructing contractors, overseeing works, carrying out property visits and mid-term inspections, and ensuring high standards are always met
  • Managing contractor relationships, ensuring reliable, cost-effective service delivery
  • Overseeing financial processes, including rent collection, reporting, rent guarantees and associated claims
  • Ensuring full compliance with all statutory and regulatory requirements
  • Handling renewals and terminations, including inspections, deposit dilapidations and dispute management

What we're looking for

You’ll already have experience in residential property management and a solid understanding of lettings processes. More than anything, you’ll care about delivering a consistently excellent experience.

You’ll be a great fit if you:

  • Take a professional, customer-first approach
  • Build rapport easily and communicate clearly, especially over the phone
  • Are highly organised and comfortable managing multiple priorities
  • Stay calm under pressure and enjoy problem-solving
  • Have experience dealing with maintenance issues, safety certificates, and statutory notices (including Section 8 & Section 21)

A full driving licence and your own vehicle are essential. An ARLA qualification would be advantageous but isn’t essential.

Why join us?

You’ll be joining a supportive, experienced team where your role truly matters. You’ll gain exposure across all areas of residential property management, develop your skills, and be trusted to take ownership of your work — all within an environment that values professionalism, collaboration, and care.

If you’re ready to take the next step in your property career and want to work somewhere that values people as much as performance, we’d love to hear from you.

Apply today and help us create homes people love living in.
